Top Remodeling Updates to Score Big Bucks When Selling Your Home

Not everyone embarks on a home renovation will the idea that they will stay and enjoy their  residence for years to come. Sometimes, clients embark on kitchen remodels, bathroom renovations and whole-home overhauls ahead of selling their homes to reap top dollar on their investment!

Right now, real estate sales are up! According to the Massachusetts Association of Realtors®, more single-family homes in the state went under agreement in May 2013 than in any month since January 2004, Boston.com reported recently.

If you’re thinking about jumping on the home-selling bandwagon, why not make some smart upgrades to your home that increase your chances of earning high marks in buyers’ style books—which in many cases can translate into more money from the sale in your pocket!

For instance, RemodelWerks recommends honing in on the kitchen, which often “sells” a house. Are your kitchen cabinets outdated or worn? Consider investing in new cabinetry. Also, if you have old, outdated laminate countertops, why not have new granite or quartz countertops to increase the look, feel and quality of your kitchen before putting your home on the market.

If you currently has wall-to-wall carpeting or laminate, consider having hardwood flooring installed. It looks great and it may help you have an easier time selling your home. According to a 2012 National Wood Flooring Association survey, a staggering 99 percent of the respondents said homes with hardwood flooring are easier to sell. Ninety percent of the respondents also said homes with hardwood floors sell for more than homes without, The Morning Call reported recently.

Pay attention to subtle details that go a long way toward presenting a cohesive and refined look. We’re talking about crown molding, millwork, etc. All of these provide rooms with character and that finished, move-in ready look that buyers go crazy over! In fact, the news outlet reported that according to a National Association of Home Builders’ 2012 study entitled “What Home Buyer Really Want,” buyers are more taken with crown molding than they are by other luxury features, such as fireplaces.
